General Terms and Conditions

GENERAL TERMS AND CONDITIONS OF THE TRADING COMPANY Ulli Travel Travel Agency Ltd.

Before using the services offered on the website www.ullitravel.com, we recommend familiarizing yourself with the General Terms and Conditions, as they regulate the rights and obligations of the involved parties.

The travel agency ULLI TRAVEL Ltd. (hereinafter: the Agency) is registered with the Commercial Court Register in Rijeka, MBS 080906713, with its headquarters in Crikvenica, Dr. Ivana Kostrenčića 2, OIB 73067624111. The agency conducts the activity of organizing the rental of private accommodation in the area of the city of Crikvenica and its surroundings in its name and for its account, according to the information published on the website www.ullitravel.com (hereinafter: the Website). Using the Website implies agreement with the general terms and conditions as outlined below.

1. Use of the Website

It is prohibited to copy, modify, distribute, or otherwise use photographs, texts, graphic signs, visual solutions, and other content from this Website without authorization. Ownership is protected by Croatian and international copyright laws, industrial property laws, and other related rights. The client may use the Website solely for personal purposes, to book accommodation or for actions permitted by using this Website.

When booking accommodation, it is not allowed to provide incorrect information, make fictitious bookings, or distort personal data. The Agency has the right to cancel the legal transaction in such cases or similar situations. Any damage resulting from such unlawful actions is the responsibility of the person committing the unlawful action. The client agrees to provide the Agency with accurate information. The client agrees that the Agency may use the provided information for the purpose of establishing contact with the client when necessary.

To improve the website service, the General Terms and Conditions may change at any time without notice. This Website is linked to other websites for which the Agency takes no responsibility.

2. Rental

The Agency offers accommodation and other services presented on the Website. The Agency operates as the organizer for the provided accommodation services, acting in its own name and for its account.

All accommodation units presented on the Website have been personally verified by the Agency staff. The Agency guarantees the authenticity of the descriptions at the time of their creation, but there may be deviations when the accommodation owner subsequently modifies their offer without notifying the Agency.

At the moment of confirming the client's reservation, the Agency assumes responsibility in accordance with the provisions of the General Terms and Conditions published on these pages. In case of questions or uncertainties, we invite you to contact us before completing your booking. When you make an advance payment or pay the full price for accommodation, it is considered that you have read, understood, and accepted the General Terms and Conditions of booking. The accommodation service starts on the first day of the reservation at 14:00 (check-in, unless otherwise specified on the voucher) and ends on the last day of the reservation no later than 10:00 (check-out).

3. Reservations

To find accommodation that best suits your expectations, we recommend booking as early as possible, as Crikvenica has a very high occupancy rate during certain periods. Accommodation booking inquiries are received electronically by filling out the booking form on the Website, where correct client personal data and desired arrival and departure dates must be entered. Upon completing the booking form, you will receive an automatic email confirmation of the inquiry, and the Agency undertakes to verify availability and respond as soon as possible. If the requested accommodation is available, we will send you a confirmation with instructions to complete the reservation and payment details. If the requested accommodation is not available, we will offer you an adequate alternative accommodation of the same category and as similar as possible.

The client is required to pay a deposit of 30% of the total accommodation price, with the remaining 70% due upon arrival. If the deposit is not paid within the agreed period, the Agency reserves the right to cancel the reservation request.

4. Payment and Service Price

To confirm your accommodation reservation, it is necessary to pay a deposit of 30% of the total amount, with the remaining amount due upon arrival. The service prices are published on the website, and any additional services not explicitly included in the price must be paid by the traveler and should be ordered at the time of booking or paid on-site by agreement.

Prices on the Website are stated in Euros (EUR). Prices include VAT and the tourist tax for private accommodation. Prices are formed in agreement with the landlord and are converted to Croatian kuna (HRK) at the exchange rate of the business bank on the day of the calculation.

In cases of significant exchange rate fluctuations between the Euro and the kuna, the Agency reserves the right to adjust the accommodation prices to reflect the current market situation. In such cases, the Agency can no longer guarantee the price agreed upon at the time of reservation confirmation and/or deposit payment, and any price differences will be borne by the client.

Payment can be made by bank transfer or in cash.

The advance payment is made in Euros (this does not apply to clients from Croatia), and any additional costs are borne by the client. Otherwise, the Agency may charge the client for the difference in reservation costs. The transfer must include the reservation number as instructed at the time of confirming accommodation availability. When the client completes the bank transfer, it is necessary to send a confirmation of the transaction to the Agency by email at [email protected]. Your reservation becomes valid only when the Agency confirms receipt of the payment, which will be communicated to you by email.

The currency for payments is Croatian kuna (HRK).

5. Additional Costs

The landlord may request a security deposit before the accommodation service begins, i.e., before the keys are handed over. The deposit is an amount that the landlord uses to cover any potential damage caused by improper use of the accommodation by the client. The deposit will be returned to the client at the end of the stay if no damage to the property is found. If damage occurs, the landlord has the right to retain the deposit to cover the damage. The Agency is not responsible for resolving disputes and does not take responsibility for any disagreements regarding the deposit between the landlord and the client.

6. Service Description

All properties are in accordance with Croatian classification standards and are suitable for the number of people specified in the offer description, but they may not meet the standards of other countries. All properties have rental permits and classifications by state authorities. The star classification of the property reflects its standard.

The Agency has personally reviewed each accommodation unit and guarantees that the descriptions are made in good faith, with the care of a prudent businessman, and that they reflect the factual state at the time of the review and the publication of the description on the Website. However, deviations may occur if the accommodation owner subsequently modifies their offer without notifying the Agency. Although, as a rule, major changes usually involve improving the quality of service, the Agency is not responsible for oral or written information that does not match the descriptions of the services and properties on the website and is received from third parties.

The accommodation unit is handed over to the client clean, in good order, and in working condition, and the landlord is solely responsible for its condition. If the client notices any defects, damaged inventory, dirt, or any other issue upon entering the unit, they are obliged to immediately notify the landlord; otherwise, the unit is considered accepted in perfect condition. The landlord is responsible for any damage caused to the client or the Agency as a result of the unsatisfactory condition of the accommodation unit.

7. Reservation Cancellation

7.1 Cancellation by the Client

The client can cancel the reservation at any time and request a refund of the deposit under the conditions specified here. The cancellation can be made by email, and any cancellation must be confirmed in writing (via email) by the Agency. The cancellation fee is 190.00 HRK (approximately 25.00 EUR), which the Agency retains to cover cancellation costs. The remaining deposit amount, minus any bank fees, will be refunded to the client. If the reservation is canceled within 30 days of the intended service start date, the client loses the right to a refund of the deposit.

In case of cancellation by the client, the Agency will act according to the following terms:

  • Cancellation more than 30 days before arrival: the Agency retains a fixed amount of 25.00 EUR for handling fees, plus any bank transfer fees.
  • Cancellation 29 - 15 days before arrival: 30% of the total reservation price (the paid deposit).
  • Cancellation 14 - 0 days before arrival: 100% of the total reservation price.
  • "No-show": 100% of the total reservation price.

If the client finds a new guest to take over the reservation, the Agency may charge any replacement-related costs.

7.2 Cancellation by the Agency

The Agency reserves the right to cancel the reservation under the following circumstances:

  • In case of untimely payment of the advance, the reservation will be considered canceled by the client.
  • The Agency reserves the discretionary right to cancel the reservation if it deems that the client's behavior may endanger the safety, comfort, or vacation of other guests, the landlord, or the landlord's staff.
  • The Agency reserves the right to cancel the reservation in cases of force majeure (war, civil unrest, terrorist actions, fires, weather conditions, epidemics, coups, etc.), which prevent accommodation in the rented unit.

If the Agency has to cancel a specific reservation due to unforeseen circumstances, it must offer the client an alternative of the same or higher quality, or provide a refund for the reservation.

8. Arrival and Departure

Check-in is from 14:00 to 20:00 (unless otherwise specified on the voucher), and check-out is by 10:00 on the last day of the reservation. Any arrivals after 20:00 must be announced in advance.
